These general rules apply to the rental of rooms in B&B Casa degli Angeli. The person entering into a rental agreement is tacitly, however explicitly and unreservedly, agreeing to these general rules.

Obvious mistakes on the website www.bbtuscany.com are not binding on the B&B.

B&B Casa degli Angeli reserves the right to cancel the rental agreement in case of proven inaccuracy of stated information, as far as this would harm the B&B in any way.

Reservation and payment

1. The minimal stay in the B&B is 2 nights.
2. The B&B will handle personal data provided by visitors confidentially and shall never freely release any data to any third parties.
3. The rental rates apply as published on the website www.bbtuscany.com.
4. A reservation request will be affirmed as soon as possible, but no later than within 7 days.
5. The person who enters into a rental agreement - also on behalf of other parties – is liable for all obligations resulting from the contract.
6. A booking is confirmed whenever the initial deposit is transferred to the bank account of the B&B.
7. The deposit amounts to 30% round of the lodging expenses. The booking expires when the deposit is not received by the B&B within 14 days.
8. The remainder of the lodging expenses has to be paid in cash on the day of departure.
9. Lodging rates include breakfast and taxes.

Modification and cancellation

1. Cancellation of a confirmed booking needs to be done in writing.
2. The deposit will be refunded in case of cancellation. However, no money will be refunded if the cancellation happens within 30 days before the original arrival date.
3. In case of earlier departure, the total sum of the original booking must be paid.

Arrivals and departures

1. The B&B rooms are available from 3 p.m. on the date of arrival. Guests are kindly requested to inform the B&B owners in case their arrival is due after 8 p.m.
2. On arrival, a copy will be made of the passport or ID-card of every (adult) guest.
3. On the day of departure the rooms have to be deserted before noon.

House rules

1. Guests are kindly requested to respect the peace and quiet in the B&B between 11 p.m. and 10 a.m.
2. Parking space is available by the side of the (public) raod close to the B&B.
3. Dogs are only allowed in consultation with the B&B owners. Dogs have to be kept on a leash and may cause no rumour. It is the responsibility of the dog owner to remove any excrements of the dog.
4. Visitors are allowed in consultation with the B&B owners.
5. Provided that guests observe general safety rules, they are allowed to use the common BBQ. Making an open fire is strictly forbidden.
6. Smoking is not allowed in the B&B rooms, hall and kitchen.

Liability and damage

1. Staying in the B&B and using the B&B facilities is at risk of the guests themselves.
2. The main person - named in the rental agreement – will be held responsible for any possible damage or missing inventory of the B&B. Compensations must be done immediately.
3. The B&B accepts no liability for loss, theft or accidents caused to people or property during the stay in the B&B.
4. The B&B accepts no liability for malfunctions in and around the accommodation such as failure of electricity or water supply and technical installations.
5. The B&B can only be held responsible for damage due to gross negligence by the B&B owners.
6. Notwithstanding the provisions of this article, if and when the B&B is held responsible for damage or loss, the liability goes only as far as the direct loss suffered and not to any future damage.
7. Children making use of the swimming pool do so under supervision and responsibility of a parent.

Complaints

1. Despite best efforts it is possible that guests have a complaint. To resolve the problem (if possible), guests are kindly invited to communicate their complaint in any way possible.
2. The B&B must handle complaints adequately and with urgency, in such a matter that the complaint is treated with respect to standards of reasonableness and fairness.
